What’s conveyancing?

It’s the process of changing who legally owns a property or land.  As you can imagine, it all needs to be carefully timed, so that the money and the title deeds change hands at the same time. It takes a lot of work to make that happen so that everyone’s happy with the result.

What’s the charge for transferring the money?

This is what banks charge for moving money between accounts. This is one of the quickest and safest way to ensure your mortgage is redemption or purchase monies are received on the day of completion.

What are the search fees?

This is a third party payment to Search providers for supplying relevant searches against the property which you are purchasing. It is paramount to have as much information with regard to the Property you are purchasing before exchange of contracts as it will not be possible to raise any issues with the seller afterwards.

What’s Lawyer Checker?

In order to protect both you and your lender, it is our policy to check your seller’s conveyancer and firm using a service Lawyer Checker. Unfortunately, criminals are only stealing identities of individuals; there has been instances where legitimate law firms’ have been stolen in order to steal purchase funds.This service helps us assess any risk associated in sending your money to a law firm. Needless to say, it’s worth knowing.

What’s the Land Registry Fee?

The Land Registry’s a government organisation who has the legal responsibility to keep track of all land which is registered with them in England and Wales. (They started in 1925 and are still registering land…) When you buy a property or remortgage to a new lender, they charge a fee to update their registers to the same.

What’s stamp duty?

Stamp Duty Land Tax (SDLT) is a tax which can be payable to Revenue and Customs when you buy a home over specific thresholds. It’s always a percentage of the home’s price and is set by the Government (so can vary on budgets!) although there can be factors which can increase the tax (additional property) or potentially reduce the tax (first time buyers) This is a personal tax for buyers which requires a submission to the Revenue and Customs.
